Just Closed: Amy & Joe

Amy and Joe met my friend Courtney in a bar in Breckenridge about 3 years ago. Courtney got us connected in a group text because Amy and Joe knew they wanted to purchase their first home in Colorado. Anyone who mentions your name in a room you aren’t in? A true friend. Love you, Court! We kept in touch over the years for coffee, drinks, and a shared love of drum and bass music.

They had a few years of new jobs, engagements, and getting married! It was an exciting and busy time in their lives. After their wedding, it was time to truly start the house hunt. They wanted enough space to grow their family, work from home, something that was pretty much move-in ready, easy access to the mountains, a quiet neighborhood, and something unique. We looked at a handful of homes that weren’t winners. The layout was off, it needed too much work, the neighbors were too close.

Then, one came back on the market in a neighborhood they loved, but it was at the top of their budget. The buyers from the first deal were being unreasonable in their negotiations. It’s always meant to be in real estate, and this was meant to be. We worked with one of my favorite lenders (shoutout Patrick!) to come up with a solution to the monthly payment problem. We ended up offering over ask price to get a huge credit from the seller to buy their interest rate down a full percentage point. Their monthly payment, offering over ask, ended up being less than offering below ask with no buydown. We had found the perfect solution to get the sellers the amount they needed at closing, and Amy and Joe were so happy to get such an incredible home at a price that felt comfortable for their budget.

Since closing, they have made their house their own, gotten promotions, and we’ve taken pottery classes together. The joy of the client-to-friend pipeline is one of my favorite things about this job. I am go grateful for Courtney for meeting Amy and Joe in a bar in Breck all those years ago, and so deeply thankful for the trust of Amy and Joe through the entire process.
