October 2025 Market Update + Review

Prices have stabilized. Sellers are adjusting expectations. Buyers, though cautious, are still highly motivated when the numbers make sense.
For buyers, the current market offers negotiation power, flexibility in inspections, and the ability to make decisions based on value rather than fear of missing out.
Sellers who prepare their homes properly and price aggressively are reaping the rewards with quick sales. Those who hold firm on outdated pricing or fail to prepare their homes are experiencing fewer showings and a lack of offers. Maintaining your home by replacing an outdated roof or HVAC system, repainting, and caulking doesn’t necessarily equate to ROI. These home maintenance updates help your home remain desirable and sellable.

Pending sales increased slightly over last month, which means more buyers are going under contract. There are still some deals terminating at inspection, so it’s critically important to ensure your home is in great shape and major systems are updated in you are a seller.
We are seeing the seasonal downturn in active listings due to closings and sellers taking their homes off the market in favor of the spring.
We can see that slight uptick in pending sales in October in the above graph. Overall, this year saw similar trends to previous years in terms of seasonality.
We still have far more active listings than closed sales, which is why I am loving this market for my buyers! They have more homes to choose from than years past and more negotiating power. Sellers need to understand their competition is not just their neighbor, but also new construction homes, of which there are many right now.
Closed prices remained steady this year, which is good news for sellers. But we have to understand pricing in this market and make sure we make a plan for your neighborhood and your home. The best homes are still moving quickly and receiving offers. Homes that haven’t been updated or repaired are sitting for longer.
