June 2025 Market Review + Updates
We are halfway through 2025 and I can hardly believe it. The market is resetting so let’s dive into all the changes!
First, a quick midyear overview: Lots of people are leaving Colorado. For every 10 people moving here, there are 11 moving out. Affordability, job changes, and lifestyle shifts are the major drivers here. Mortgage rates are hanging on in the mid to high 6%’s and we don’t see that changing too much by the end of the year. Home prices are growing slow, but steady. Median home prices have grown by about 1.5% this year. Inventory soared this year by 14.5% since last year.
Now, let’s hop into June in the Denver market. The median close price is up over last month by almost 2%. Active listings are up 3%. Closed homes are down nearly 10%. If you are a buyer, this is an amazing opportunity to jump on! We have 3.63 months of inventory, meaning if no new listings were added to the market, it would take just under 4 months to sell out of every house currently on the market. It also means buyers have 3-4 homes that meet their criteria to choose from.
Below, you can see the new listings in the market are falling in line with previous years’ market trends. This happens in the late summer and after the rush of the spring market.
Pending sales are some of the lowest they have been in the last 9 years, especially for the typically busy spring and summer season.
Despite these slower market trends, sellers and owners, your homes are still gaining value and close prices, on average, continue to rise, just at a slower pace than the previous years.
